1. Price it right
Pull recent comparable sales from the last 90 days within a mile of your home. Utah County and Salt Lake County assessors publish sale data, and sites like Zillow's estimates are a starting point — not a strategy. Price against actual closed sales, not active listings.
2. Prep and photograph
Deep clean, declutter, fix obvious small issues. Then get real photos — either a good camera in daylight or a $150–$300 professional shoot. Bad photos are the #1 reason FSBO listings stall.
3. List where buyers look
- A flat-fee MLS service (~$100–$400) gets you into the same database agents use

4. Showings and offers
Buyers' agents may show up with clients even on FSBO listings — that's fine, just know their commission is now negotiated per-deal rather than assumed. Review offers on price, financing strength, and contingencies, not just the headline number.
5. Contract to closing
Once you accept an offer, you'll open escrow with a Utah title company, handle the buyer's inspection and appraisal, negotiate any repair requests, and close. The title company does the heavy lifting on paperwork — this is the part agents least deserve a commission for, because someone else does it anyway.
6. Closing day
You'll sign at the title company, hand over keys, and receive proceeds minus your remaining mortgage payoff and agreed costs. No commission line. That's the whole point.
